1. To secure your dates to stay with O’Deer, a reservation booking fee of $300 is payable immediately. Once the funds have been received, O’Deer will then be able to block out the dates on the Airbnb calendar.

 

2. The total accommodation fee for your stay is due 30 days before your holiday begins.

 

3. Bookings cancelled at least 30 days before check in will receive a refund less $100 administration fee.

 

4. Cancellations made between 30 and 7 days will receive 50% of your accommodation fee returned and deposit return.

 

5. Cancellations made 7 days before check in, will forfeit your accommodation fee and return of your deposit.

 

6. Cancellations made due to fire restrictions prior to commencing your stay will be rebooked or refunded.

 

7. If an evacuation occurs due to fire restrictions enforcement during your stay, we will refund 50% of the accommodation fee.

 

8. The property and premises must be left in the same condition as found. Any damages or breakages to the property, premises, furniture, equipment, keys lost etc will render you liable for the costs of repairs or replacements.

 

9. Any damage or breakages DURING and prior to your departure must be reported. It will be up to your hosts’ discretion whether deductions from your reservation booking fee will be implemented. You can send photos via email or contact Kati. info@odeer.com.au or 0407812536.

 

10. On departure, your host will meet you to go through the property and collect the key. Please text or call Kati 0407812536 to advise of your departure time. Your booking fee will be refunded to you within 7 business working days from checkout date if terms and conditions are met.

 

11. All bed linen will be provided including one bath towel for each person. Upon booking, you will be required to advise how many guests will be attending so there will be enough towels provided.

 

12. The premises must be left in the same condition as you found it. Dishes should be washed or put in dishwasher and turned on. BBQ will need to be cleaned. Rubbish to be left in the outside bins.

13. The property must be left secure at all times if you are away from the premises. In the unlikely event the property is broken into and items stolen, due to it being left unsecured, then this will be the responsibility of the person booking the accommodation.

 

14. It would be greatly appreciated if leaving the premises for the day, that lights and air conditioners are turned off.

 

15. Pets. There are no fences to contain your pets outside, therefore, any pre-approved pets will need to be under control at all times outside. You will need to consider, the owners of O’Deer have chicken’s that roam/free range between the properties, as well as dogs. To pre- approve your pet, you will need to contact Kati by email info@odeer.com.au or call 0407812536 to discuss.

 

16. Any household items that belong to the property which are removed will be deducted at owners pricing discretion from your booking fee. If greater than the booking fee, an invoice will be sent.

 

17. The person named in the form must be the person residing at the property and understand they are responsible for every individual staying with them. The number of guests must not exceed the number stated on your booking confirmation/invoice. Exceeding the maximum number/ allowed guests may have your booking fee deduction. Any changes with additional guests staying must be advised and approved by email info@odeer.com.au. Please keep in mind your hosts live next door!

 

18. O’Deer makes every effort to ensure the property is available as booked. However, the owners have every right to make alterations to the bookings due to unforeseen circumstances. This may include the right to refuse or cancel the booking, in this case a 100% return of funds.

 

19. Smoking and vaping are NOT allowed in the house what so ever. Evidence of smoking in the house will result in 100% deduction of the booking fee. Butts are to be FULLY extinguished and disposed of safely. Fire in the summer period is very high.

 

20. Disturbance to neighbours including excessive noise is not

permitted. Noise curfew applies between 11pm and 7am. If complaints from neighbours and or police, a disturbance fee will be deducted from your booking fee and may result in termination of rental without refund.

 

21. Check in time 10am. It is a requirement to text or contact Kati 0407812536 to advise of arrival time.

 

22. Departure time 3pm -Text Kati 0407812536 to advise if you require to leave earlier. This is very helpful to know, as O’Deer can arrange for the cleaners to come earlier.

 

23. Payment of the booking fee constitutes acceptance of these terms.
