TERMS AND CONDITIONS

STEP 1. To secure your dates to stay with O’Deer, a reservation request form for your stay will be sent.  

STEP 2. Once the reservation request form has been returned and accepted, the dates will be blocked out on the booking platform on good will .

STEP3. A guest registration form will be sent along with a quote. 

STEP 4. Once the registration form is returned and the quote is accepted, an invoice for the reservation and bond of $800 will be sent to you.

 

2. The total accommodation fee for your stay is due 30 days before your holiday begins.

 

3. Bookings cancelled at least 30 days before check in will receive a refund less $100 administration fee.

 

4. Cancellations made 30 days before check in, will forfeit your deposit.

5. Cancellations made due to fire restrictions prior to commencing your stay will be rebooked or refunded.

6. If an evacuation occurs due to fire restrictions enforcement during your stay, we will refund 50% of the accommodation fee.

7. VEHICLE ACCESS: 

'On the Point' is via an unsealed road. By proceeding with your booking, guests accept that driving conditions can vary and agree to exercise appropriate care when entering and exiting the property.

While the property is generally accessible by standard vehicles, guests travelling in two-wheel drive or front-wheel drive vehicles should take extra caution. The incline on departure, combined with two tight corners, require drivers to maintain steady momentum and take a wider turning approach. Cutting corners should be avoided as traction may be reduced especially after rain.

An AWD or 4WD vehicle is strongly ecommended.

All vehicles are driven at the driver’s own risk. The property owner, O'Deer, accepts no responsibility for any vehicle damage, loss of traction, or recovery costs incurred while accessing or departing the property.

'Up the Top' property is accessible in any vehicle type, however to access the water an AWD or 4WD is required.

8. The property and premises must be left in the same condition as found. (except bedding) Any damages or breakages to the property, premises, furniture, equipment, keys lost etc will render you liable for the costs of repairs or replacements.

9. Any damage or breakages DURING and prior to your departure must be reported. It will be up to your hosts’ discretion whether you will be charged extra. You can send photos via email or contact Kati. info@odeer.com.au or 0407812536.

10. On departure, your host will meet you to go through the property and collect the key at 12pm, unless you choose to leave earlier. Please advise Kati of this time.

11. All bed linen will be provided including one bath towel for each person. 

12. Camping, caravans or motorhomes are NOT allowed on the properties.

13.  Sleeping on couches and using them as a bed for night time sleeping is not permitted -

excess guests will result in immediate eviction without refund.

14. The premises must be left in the same condition as you found it. Dishes should be washed or put in dishwasher and turned on. BBQ will need to be cleaned. Rubbish to be left in the outside bins.

A ‘check list’ can be found in the welcome book to assist you on your departure
Additional fees apply if not left in an acceptable condition.

15. The property must be left secure at all times if you are away from the premises. In the unlikely event the property is broken into and items stolen, due to it being left unsecured, then this will be the responsibility of the person booking the accommodation.

 

16. It would be greatly appreciated if leaving the premises for the day, that lights and air conditioners are turned off.

 

17. Pets.

Up the Top: There are no fences to contain your pets outside, therefore, any pre-approved pets will need to be under control at all times outside. You will need to consider, the owners of O’Deer have chicken’s that roam/free range between the properties, as well as dogs. To pre- approve your pet, you will need to contact Kati by email info@odeer.com.au or call 0407812536 to discuss.

18. Any household items that belong to the property which are removed will be invoiced at owners pricing discretion. 

 

19. The person named in the GUEST REGISTRATION FORM must be the person residing at the property and understand they are responsible for every individual staying with them. The number of guests must not exceed the number stated on your booking confirmation/invoice. Exceeding the maximum number/ allowed guests may results in immediate eviction without refund. Any changes with additional guests staying must be advised and approved by email info@odeer.com.au. Please keep in mind your hosts live next door!

 

20. O’Deer makes every effort to ensure the property is available as booked. However, the owners have every right to make alterations to the bookings due to unforeseen circumstances. This may include the right to refuse or cancel the booking, in this case a 100% return of funds.

 

21. Smoking and vaping are NOT allowed in the house what so ever. Cigarette butts are to be FULLY extinguished and disposed of safely. Fire in the summer period is very high.

 

22. Disturbance to neighbours including excessive noise is not

permitted. Noise curfew applies between 11pm and 7am. If complaints from neighbours and or police, may result in immediate eviction without refund.

 

23. Check in time 12 pm onwards. It is a requirement to text or contact Kati 0407812536 to advise of arrival time.

 

24. Departure time 12 pm -Text Kati 0407812536 to advise if you require to leave earlier. This is very helpful to know, as O’Deer can arrange for the cleaners to come earlier.

25. Waterfront and Dock Use Disclaimer

Please note that the use of the dock and any waterfront facilities is strictly at your own risk. O'Deer and its property owners do not accept any responsibility or liability for any injury, loss, or damage that may occur while using or accessing the dock or surrounding areas.

For your safety, diving or jumping from the roof or any elevated part of the dock is strictly prohibited, as underwater hazards or varying depths may not be visible. 

Guests are responsible for their own vessels. In the event of a storm or strong winds, guests are encouraged to remove their vessels from the water as a precaution. Should the dock become detached or damaged due to severe weather conditions, O'Deer accepts no responsibility or liability for any resulting loss or damage to guest vessels or personal property.

26. If staying at Up the Top, we provide two kayaks for guest use. Please note that it is a legal requirement that life jackets are worn at all times while kayaking. Life jackets are available for your use and can be found on the dock under the seat.

27. From time to time, Goulburn-Murray Water (GMW) issues alerts regarding blue-green algae in Lake Eildon. However, these notifications do not always specify the exact locations affected. Given the immense size of Lake Eildon—often described as being around six times larger than Sydney Harbour—it is important to understand that algae outbreaks typically occur in isolated sections, not across the entire lake.

GMW provides these alerts as part of its responsibility to inform the public and landowners of potential risks. However, due to the lack of precise location details, it is the responsibility of guests to make their own enquiries and stay informed about current conditions in the specific areas they intend to visit. 28. Payment of your deposit constitutes acceptance of these terms.
