TERMS AND CONDITIONS

BOOKING

To secure your dates to stay, a reservation booking fee of one nights stay is payable immediately.

The total accommodation fee for your stay is due 30 days before your holiday begins.

Bookings cancelled at least 30 days before check in will receive a refund less $100 administration fee.

Cancellations made between 30 and 7 days will receive 50% of your accommodation fee returned and deposit return.

Cancellations made 7 days before check in, will forfeit your accommodation fee and return of your deposit.

 

 

​EVACUATION

Cancellations made due to fire restrictions prior to commencing your stay will be rebooked or refunded.

​

If an evacuation occurs due to fire restrictions enforcement during your stay, we will refund 50% of the accommodation fee.​

​

​DAMAGE

The property and premises must be left in the same condition as found.  Any damages or breakages to the property, premises, furniture, equipment, keys lost etc will render you liable for the costs of repairs.

Any damage or breakages DURING and prior to your departure must be reported. It will be up to the owner's discretion whether deductions from you reservation booking fee will be implemented.

LINEN

All bed linen will be provided including one bath  towel for each person.

CLEANING

The premises must be left in the same condition as you found it. 

Dishes should be washed or put in dishwasher and turned on. 

BBQ will need to be cleaned. Rubbish to be left in the outside bins. 

A ‘check list’ can be found in the welcome book to assist you on your departure

Additional fees apply if not left in an acceptable condition. Please see ‘deduction costs.'

SECURITY​

The property must be left secure at all times if you are away from the premises. In the unlikely event the property is broken into and items stolen, due to it being left unsecured, then this will be the responsibility of the person booking the accommodation.

 

Any household items that belong to the property which are removed will be deducted at owners pricing discretion from your bond.

YOU’RE RESPONSIBLE

The person named in the booking form must be the person residing at the property and understand they are responsible for every individual staying with them. The number of guests must not exceed the number stated on your booking confirmation/invoice. The number of people staying must be stated on the booking form. Exceeding the maximum number/ allowed guests could render the guest liable to cancellation of the booking immediately and forfeit any rental monies and reservation booking fee. 

Any changes with additional guests staying must be advised and approved by email info@odeer.com.au and an additional fee of $100 per person will be required if an extra bed is required. Please keep in mind the owners live next door.

RIGHT OF REFUSAL

O’Deer makes every effort to ensure the property is available as booked. However, the owners have every right to make alterations to the bookings due to unforeseen circumstances. This may include the right to refuse or cancel the booking, in this case a 100% return of funds.

SMOKING AND VAPING

Smoking and vaping are NOT allowed in the house what so ever. 

Evidence of smoking in the house could result in 100% deduction of deposit. Butts are to be FULLY extinguished and disposed of safely in waste bins. Fire in the summer period is very high due to bush surroundings.

NOISE COMPLAINTS

Disturbance to neighbours including excessive noise is not permitted. Noise curfew applies between 11pm and 7am. If complaints from neighbours and or police are called, a disturbance fee will be deducted from your bond and may result in termination of rental without refund.

PETS

Sorry, pets are not allowed. There are no fences, a road near-by and wild life to consider.

​PARTIES

No parties or large groups are permitted, including no Hens or Bucks, weddings or schoolies. 

​

THE TERRAIN

The natural terrain around Lake Eildon can be uneven and may become slippery when wet. During periods of lower water levels, the lake edges may also be soft or muddy. If you choose to drive your vehicle down to the water, please do so with care — you are responsible for your vehicle and for assessing the conditions before proceeding.

WATERFRONT & DOCK USE DISCLAIMER

Please note that the use of the dock and any waterfront facilities is strictly at your own risk. O'Deer and its property owners do not accept any responsibility or liability for any injury, loss, or damage that may occur while using or accessing the dock or surrounding areas.

For your safety, diving or jumping from the roof or any elevated part of the dock is strictly prohibited, as underwater hazards or varying depths may not be visible. Please exercise caution at all times around the water. Guests are responsible for their own vessels. In the event of a storm or strong winds, guests are encouraged to remove their vessels from the water as a precaution. Should the dock become detached or damaged due to severe weather conditions, O'Deer accepts no responsibility or liability for any resulting loss or damage to guest vessels or personal property.
